Easy Power Supply
This is the most important and difficult problem in the state especially in the Cochin City to get the power connection. In Vankaarath Towers we were lucky to get sanctioned connection for 1000 KVA (L.T. connection) and another 5 HT connections with independent separate transformers kept with in the building. The transformers are of varying capacities ranging from 200 to 400 KVA.(Total 5 nos.)
In case if you require H.T. connection with high capacity I can help you in arranging and functioning the said connection. The connection will be in your own name. The expenditure for the said connection (Deposit in the K.S.E.B, Government of Kerala, Transformer and other electrical equipments should be paid by the lessee). This amount deposited will be returned with interest by the KSEB at the time of surrendering the connection.
You will be provided with electrical supply from the date of occupation from my 1000 KVA L.T. transformer and after 1 month when your work is completed the H.T. connection will be sanctioned and charged. In short the day you enter your premises you will be provided with electricity connection which is a rare privilege exclusive to Vankaarath Towers.
Expense saving in electrical energy
By this method of taking HT connection your electrical Bill will be reduced to less than 1/3 rd because the ordinary commercial tariff will come to approximately Rs.11/- per unit. In the special H.T. tariff the charge will be only Rs.3.50 per unit. So in your case you imagine how much you are going to save.
Total consumption of energy for 250 KVA (225 KW i.e. 250 x 0.009 (power factor) = 225 KW. The normal commercial tariff per unit is Rs.11/-. For H.T. connection the K.S.E.B. tariff is only Rs.3.50. So there is a vast difference in saving electrical expenses. Total expense as per the L.T. tariff for a month will be 225 x 24 x 30 x 11=Rs.17, 82,000/-
Total expense for H.T. tariff will be only Rs.5, 67,000/- (225 x 24 x 30 x 3.5). So there is a great saving of Rs.11, 33,082/- every month if you are lucky to get H.T. connection. The more you consume the energy the more you get the benefits (proportionate to the quantity of units you consume). The other occupants of the building who are using large quantity of electricity (Telenor- a Norway based multinational company with 400 KVA transformer, The State bank of India with 250 KVA transformer and others are all enjoying the benefits. You can personally enquire these occupants about the arrangements made and given to them. Regarding the above mentioned facts you better clarify with the local K.S.E.B. office or any authorities of Kerala Government. During your next visit kindly verify the above mentioned electrical arrangements with in the building.

Full capacity generator back up is arranged with a total of 2000 KVA Volvo generators.
Pure Water Supply
No scarcity for pure water which can be for all the purposes. Water is collected from ground water (huge open well of 22 ft. diameter width and 25 meter of depth with minimum of 16 meter depth of water without any seasonal difference. The water is collected from the well and treated in my own water treatment plant (5 nos. of huge tanks, filtered and collected in the final tank after chemical treatment). From here the water is transported to the Vankarath Towers premises about 600 meters distance through huge pipes crossing the P.H.E.D. road. This is with permission from the water authority after paying the regular rent for utilizing the road for taking license. Finally the water is periodically checked up by the Regional Analytical Laboratory of Kerala Government with a certificate for fitness for drinking purposes. I can proudly state that no other building in the Cochin City would be having such facility.
For your information the commercial buildings in Cities are not supplied with the water from the water authority. This is restricted to the residents only. The other land owners are depending on tanker services for water. The quality of the water supplied by the private agencies is best known
to them only. The water is supplied in Vankaarath Towers at approximately 50% of the rate of the
water authority.
